Verify existing power capacity, transformer upgrade path, water supply, wastewater limits, floor loading, clear height and roof structure. These items determine whether the production line can operate safely or whether additional capex and time are required.

Compliance and logistics

Review fire-safety status, permitted industries, container access, loading zones, truck turning radius and travel time to ports or key customers. Lease documents should also clarify term, deposit, service charges, maintenance responsibility and reinstatement obligations.
